The Rusinak Real Estate Active Advantage Program

 

Rusinak Real Estate has begun promoting its newest program that only applies to Active-Duty Military members, activated Guard and Reserve members, Guard and Reserve members on extended orders and Air Reserve technicians that are or have been assigned to Iraq or Afghanistan for over 90 days since 2003. It addresses every housing need: buying, selling, renting or leasing a home in the Pikes Peak Area. The program is to provide the highest level of service Rusinak Real Estate offers along with our lowest, "no dicker" commission.

We understand the costs associated with a military move. Unlike corporations, the military member pays all of the costs associated with buying, selling, renting or leasing their residence out of their own pockets. Hopefully, Congress will soon see the need for helping our active duty military members financially with buying, selling, renting and leasing homes as essential as providing you your housing allowance to maintain a quality force. However, in the short term, the member and the member´s family must bear the brunt of this cost.

Rusinak Real Estate will not relax its high standards regardless of the compensation we receive, even on the Pro Bono work we occasionally do. To provide a benefit to the active duty military member and the member´s family, we have decided, for a limited time, to provide this special pricing program.

The benefit to buyers will be to credit back a maximum of 25% of the commission we receive from a listing agent or a home owner who is selling the home themselves against buyers closing costs and prepaid items. Typically, in this market, on a 3 percent commission that amounts to a savings of 0.75 percent, which on a $200,000 home could amount to $1500! This savings could be greater on a more expensive home or when there is a greater commission percentage offered by the seller as is often the case with a new home purchase.

The benefit to sellers will be a "no dicker" commission not to exceed 5 percent of the selling price of the home. The portion Rusinak Real Estate would earn of this total commission would be 2 percent and the remaining 3 percent would be offered to a real estate broker who provides the buyer of the property.

The benefit to renters who lease a property we manage will be the refund of the application fee for every active military member.

There are a few exceptions to this program:

  1. The property must be the primary residence of the active duty member.
  2. For buyers, the commission to Rusinak Real Estate after the incentive must be no less than two percent and there can be no   referral fees due to any other party. Also, all credits back to the buyer must be reflected on the final HUD-1 form and approved by the lender.
  3. For sellers, there can be no referral fees due to any other party.
  4. For landlords, the property to be managed must have at one time been the primary residence of the active duty member.
  5. For renters, the application refund will be provided shortly after a lease is signed by both the renters and the landlord.
